Residential buildings in New York are sold and leased on impression. A prospect walks from the sidewalk into a lobby, past the mail room, through a hallway and into an amenity floor, and forms a view of how well the building is run long before anyone discusses the lease. Scent is one of the few tools that acts on that impression continuously, in every part of the building, without staff having to do anything.

It is also a maintenance question. Hallways collect cooking odors, mail rooms and package rooms collect cardboard and dust, and older stock holds whatever the building has absorbed over decades. Can this be used across a portfolio of buildings?

Yes. Each building still gets its own survey, because airflow and layout differ, but the same scent and the same service plan can run across a portfolio so every property in the group is recognisable.

Will it cover cooking smells in hallways?

Who maintains the system once it is installed?
